The Annual Meeting of the Woods of
Indian Run Homeowners Association was held this past Sunday at the Dublin
Branch of Columbus Metropolitan Library.

Summary
of Activities/Discussions:
The prior meeting
minutes were adopted.
President's
Report Amy Leveridge highlighted
some of the 2006 accomplishments of the board:
Lobbied and
convinced Dublin City Council to install
Dublins first-ever, bike path lighting
system on the bike path connector between our neighborhood and
Dublin
Coffman
High School.
Saved the
association $85 annually by researching and changing the website hosting
company to reduce the expense from $120 to $35 per year.
Saved the
association $175 annually by carefully reviewing the association's
insurance policy, seeking proposals and switching insurance carriers.
Saved the
association approximately $170 annually by installing a timer on the front
entrance lights (which were previously on 24-hours a day), thereby cutting the
association's electric bill in half.
Saved the
association approximately $400 in 2005 by diligently checking all invoices
for accuracy and negotiating a debatable sales tax charge.
Negotiated a
better plan for the neighborhood listserve, which allows double the number
of subscribers and a $30 decrease in fees.
Reduced
postage costs related to association bill payments by switching to online
electronic bill payments.
Established an
interest-bearing bank account for the association's funds.
Historically, all funds have been kept in a non-interest-bearing account.
Supervised a
major landscape renovation and the front entrance due to dead and diseased
trees.
Received the
City of Dublin 2006 Civic Beautification Outstanding Award for our front
entrance landscaping
Treasurer's
Report Nikki Hughes reviewed past
expenses and income items along with the 2007 budget.
Questions were fielded from those in attendance.
Dues Collection
- The issue of streamlining dues collection was brought up for discussion.
(Background: It was mentioned at a prior board meeting that the
homeowners' association impose late fees for past due dues.
This was deferred to the annual meeting.) A number
of suggestions were made, such as having a 'pay by this date'
amount and an 'amount if paid after that date'.
However, there was no consensus. [As of November 10th,
dues from 100% of the homeowners have been collected.]
Front Entrance
Report - Chuck Avery and Tom Snide
overviewed the past year's progress of the front entrance and mentioned that
one of the top priorities is to secure bids for next year's work.
The current provider has sold all of his accounts and equipment to a
new provider. Amy L. suggested contacting the
horticultural specialist at the City of
Dublin, Rhonda White, regarding
recommended landscapers.
Bike Path
Lighting Update - Amy L. reported
that the plantings and improvements to the landscaping around the Coffman bike
path have been completed. The City of
Dublin will, most likely, return in
the Spring to level and reseed the grass in the area.
Coventry
Connector Update Amy L. provided
an update on the bike path connector to Coventry Woods by reading an email
sent by Laura Caregory from the City of
Dublin. The
status is that engineering plans are still being evaluated at this time, with
the goal of minimizing the impact on the area and the size of the crossing
bridge. Once plans are completed the city council will
have to approve a new (larger) budget in order for the work to begin.
List Serve
Update Nikki reported that 79 out
of 96 homes are now on the neighborhood list serve.
Nikki H. said the
board is considering whether or not to provide future board communications
only via the list serve, in order to save the expense and time involved in
publishing newsletters.
Election
Results - Bob Alamshah presented the
election results. Twenty-two ballots were returned and
both candidates, Greg Hartman and Cindy Bryden were elected to
fill the two vacancies. [Thank you Bob for helping with
the election process again this year.]

A meeting of the
new board was held immediately following the Annual Meeting, in order
establish officers and set the next meeting date. The
following positions were established:

Vice President (Front Entrance
Primary Superintendent) Chuck Avery (3rd year)
Vice President (Front Entrance Secondary
Superintendent) Steve Mayo (2nd year)
Treasurer Greg Hartman (1st year)
Secretary Cindy Bryden (1st year)
The initial
business of the new board will be to secure bids for maintenance of the Front
Entrance.
Lightposts:
To maintain the
architectural and aesthetic consistency throughout the neighborhood the
Covenants require that all homeowners use only following approved replacement
parts for light post and mailbox repairs.

Woods of Indian Run Mailbox
Information
Standard stain color: Osmose semi-transparent
stain, color = cedar, color number is 3131.
Mailboxes may also be stained to match the trim
on your home.
Only the black metal numbers of the orginal size
may be used to display your house number. If yours need to be replaced,
consider recoating them with black spray paint instead.
If your mailbox ever needs to be replaced there
is one approved type of mailbox. You can obtain it at Cedar Craft by telling
them you live in the Woods of Indian Run.

Neighborhood Notes:
Taking actions such as keeping our grills, wheelbarrows, tools and other
household items put away when not in use not only enhances the overall look of
the neighborhood, it may also discourage vandalism and theft. Any vandalism
should be reported to the police as this information is monitored and supports
our requests for more police patrols in our neighborhood. Lets all work to do
our part!
Trustee Meetings:
Trustee meetings are set on a month to month basis. If you have something that
you would like brought up on the agenda, contact a trustee.
Board Approval of Plans: Just a reminder, please
remember to submit to the Trustees any plans for changes to your home that
require board approval with regard to compliance with the covenants. If
possible, allow three weeks for board review.
